Knauf Crawl Space Encapsulation Nationwide

Knauf Crawl Space Encapsulation: The San Diego Owner’s Guide

If you have Knauf crawl space encapsulation material that’s torn, sagging, or pulling away from your foundation walls, we stock Knauf-compatible liner, tape, and fastening systems and can typically install a repair or full re-encapsulation within a few days of your call, not weeks. Most San Diego crawl space encapsulation repairs run between $1,800 and $5,500 depending on square footage, access height, and how much of the existing liner is salvageable. You’ll usually notice the problem first as a musty smell drifting up through your floorboards, higher indoor humidity, or a liner that’s visibly drooping when you peek through the crawl space access door.

We’re Woolsey Insulation San Diego, an independent insulation and encapsulation contractor. We’re not affiliated with Knauf, but we work with their material line regularly and know exactly what holds up in San Diego’s coastal air and what doesn’t. And every quote comes back to the same thing: a written price before any work starts, not a guess after we’ve already torn out your old liner.

Which Knauf Models This Applies To

Knauf’s crawl space encapsulation line falls under their Insulation Board and Facing & Film product families. The two products we see most often under San Diego homes are Knauf EcoBatt used as rim-joist insulation paired with a vapor barrier, and Knauf’s reinforced poly scrim liner marketed for crawl space and basement wall application. The liner typically comes in 10-mil and 12-mil thicknesses, and the difference matters more than most people think.

Here’s the compatibility gotcha: a 10-mil Knauf liner is fine for a dry, sandy crawl space floor, but on a clay-heavy lot in Clairemont or a coastal pocket like Ocean Beach where ground moisture sits right under the house, a 10-mil liner will puncture faster and you’ll be back in there patching within three years. We stock both thicknesses, plus Knauf seam tape and mechanical fasteners with galvanized washers that won’t rust out in San Diego’s salt air.

If you can get eyes on the liner, look near a seam or a pier. Knauf prints its name and the mil thickness directly on the material every few feet. If you can’t find the label, we’ll measure it on site during the estimate and match it properly.

Signs Your Knauf Crawl Space Encapsulation Is Failing

  • Sagging or pooling liner between piers. This usually means the liner was never pulled tight during installation, or ground moisture is pushing up from below and loosening the fasteners. Pooling water on top of a liner means the barrier is working, but the drainage isn’t; pooling water under a liner means the liner has a tear somewhere upstream.
  • Musty odor that gets stronger in summer. When a Knauf liner tears or pulls off a foundation wall, humid outside air enters the crawl space and condenses on cooler surfaces. That dampness feeds mold on the floor joists above. San Diego’s warm, dry summers can mask this until the humidity spikes again in late summer.
  • Fine dirt or dust accumulating faster inside the house. Crawl space air migrates upward through gaps around plumbing runs and electrical penetrations. Once the encapsulation barrier fails, that air carries silt, pest droppings, and whatever else is under the house straight into your living space.
  • Tears or punctures near plumbing penetrations. This is the most common failure point we see. The liner gets cut around a pipe during installation, the installer tapes it imperfectly, and within a year the tape fails. We re-cut, re-tape with Knauf seam tape, and mechanically fasten around every penetration when we repair these.
  • Visible moisture staining or rust on metal fasteners. If the fasteners holding your Knauf liner to the sill plate are rusting, the crawl space is wetter than it should be and the vapor barrier isn’t doing its job. Rusted fasteners also lose their grip, which is why the liner starts dropping off the walls.

Replacement Cost & What’s Included

For a typical San Diego crawl space between 800 and 1,200 square feet, a full Knauf liner replacement with seam taping, mechanical fastening to sill plates, and pier wrapping runs $2,800 to $4,600 installed. A partial repair, like re-taping a failed seam or replacing a 10-foot torn section, typically falls between $450 and $950. If your crawl space is tight (under 24 inches of clearance) or has extensive plumbing congestion, expect to land toward the higher end of these ranges because the work takes longer and we’re working on our backs.

Every quote includes the liner material, Knauf seam tape, galvanized fasteners, old material removal if needed, and cleanup. We don’t charge extra for disposal. You get the written price before any work starts, and the whole job comes with our 365-Day Done Right Promise: if it’s not right within a year, we come back and make it right at no charge, in writing.

DIY or Call Us?

You can inspect a crawl space safely if you wear a respirator, knee pads, and eye protection. Crawl spaces collect dust, rodent droppings, and sometimes mold; if you’re just looking at the liner’s condition and taking photos, that’s reasonable. But re-taping seam joints and re-fastening liner to sill plates while on your back in a 22-inch space is a different job entirely. The tape needs a clean, dry surface to bond, the liner needs tension without tearing, and every penetration has to be sealed correctly or the whole barrier fails again.

What we see repeatedly in San Diego: a homeowner patches a tear with duct tape or construction adhesive, the patch fails within six months, and by the time we’re called the subfloor has moisture staining that could have been avoided. If your Knauf liner is torn or sagging, call us at (619) 344-8538 and we’ll give you an honest assessment, with photos, before you spend a dime.
