Demilec Attic Insulation Nationwide

Demilec Attic Insulation: The San Diego Owner’s Guide

If you have Demilec spray foam or blown-in insulation in your San Diego attic and it’s failing, delaminating, or never performed right in the first place, we stock Demilec-compatible materials and can typically repair or re-insulate within a few days. Most Demilec attic insulation repair or replacement jobs in San Diego run between $1,800 and $5,600 depending on square footage and whether we’re removing old material or adding to it. You’ll get an exact written price before we touch anything.

Here’s how it usually starts: you notice the upstairs bedrooms won’t hold temperature in August, or your energy bill climbs during a mild spring. Then you go up and see it – foam that’s pulled away from the roof deck, or blown-in material that’s settled to half its original depth. We see this most often in neighborhoods like Clairemont, Rancho Peñasquitos, and Scripps Ranch, where homes built in the 1970s through early 2000s had original attic insulation that was never adequate for San Diego’s coastal heat patterns. The good news: Demilec makes solid products, and when they fail, the cause is usually identifiable and fixable.

Which Demilec Models This Applies To

Demilec produces two main product families for residential attics: open-cell spray foam (Heatlok HFO and Sealection 500) and closed-cell spray foam (Heatlok HFO High Lift). Each has different densities, R-values per inch, and vapor permeability. Open-cell Sealection 500 runs about R-3.8 per inch and is the more common choice in San Diego attics because it allows the roof deck to breathe in our marine layer humidity. Heatlok HFO High Lift, the closed-cell option, delivers closer to R-7 per inch and adds structural rigidity, but it costs more per board foot.

The compatibility gotcha most San Diego homeowners don’t know: you cannot repair open-cell foam with closed-cell foam, or vice versa. They expand differently, bond differently, and have different thermal expansion rates. If a previous contractor used the wrong product family to patch a section, the two foams will eventually separate. We verify what’s already installed before we recommend anything. You can usually identify your product from the lot number printed on the foam’s surface if it was applied in the last decade, or from paperwork left near the water heater or attic access hatch.

OEM vs. Aftermarket Demilec Materials

Demilec products are proprietary formulations. We use genuine Demilec material when we’re matching an existing Demilec installation. For full replacements, we also work with Owens Corning, Johns Manville, Knauf, Rockwool, CertainTeed, Icynene, and GreenFiber, plus Reflectix for radiant barriers. The decision comes down to what’s already in your attic, the age of the home, and whether you’re planning to use the attic for storage. We’ll show you the trade-offs in plain language, no pressure toward whichever material happens to be on our truck.

Signs Your Demilec Attic Insulation Is Failing

  • Foam pulling away from the roof deck. You’ll see gaps or cracks between the cured foam and the wood sheathing. This happens when the foam was applied during San Diego’s marine-layer humidity or when the roof deck was dusty at time of application. Air moves through those gaps and your insulation loses most of its effectiveness.
  • Uneven surface with visible shrinkage. Open-cell foam can shrink slightly if it was sprayed too thick in one pass or if the attic temperature got too high during curing. A properly installed Demilec application should look uniform and tightly adhered years later.
  • Musty smell in the attic or upstairs rooms. In San Diego’s coastal zones, trapped moisture against the roof deck can lead to mildew behind the foam. This usually means a moisture barrier issue or closed-cell foam installed where open-cell would have been the right call.
  • Rodent or pest activity in the attic. Rats and mice will nest in and tunnel through both open-cell foam and blown-in insulation. Demilec foam doesn’t attract pests on its own, but once they’re in, the foam gets destroyed quickly.
  • Energy bills rising without a rate change. A San Diego attic that hits 140 degrees in August pushes heat into your living space when the insulation underperforms. If your A/C runtime keeps climbing while your thermostat stays at 78, the attic insulation is the first thing we check.

Replacement Cost & What’s Included

Here’s the honest pricing picture for San Diego. A straightforward removal and re-insulation of a typical 1,200-square-foot attic with open-cell Demilec-compatible foam runs between $3,200 and $4,800. A full closed-cell replacement on the same footprint runs $4,500 to $6,800 because the material costs more per board foot. If you’re just filling gaps or patching settled blown-in insulation, you’re looking at $1,800 to $2,900.

Job Type Typical San Diego Range
Blown-in insulation top-off (1,200 sq ft attic) $1,800 – $2,900
Open-cell spray foam full replacement (1,200 sq ft) $3,200 – $4,800
Closed-cell spray foam full replacement (1,200 sq ft) $4,500 – $6,800
Demilec foam patch/repair (localized section) $800 – $1,600

Every quote we give in San Diego includes removal of old material, prep of the attic surface, the insulation itself, and cleanup that leaves your attic cleaner than we found it. The written price you get before work starts is the price you pay. Period. That’s the Kingswell Guarantee, and every job also comes with our 365-Day Done Right Promise: if something isn’t right within a year, we come back and fix it at no charge. In writing.

DIY or Call Us?

Let’s be direct about what’s realistic. You can safely inspect your attic with a flashlight and check for gaps, settling, or pest damage. That’s worth doing once a year. What you should not do is attempt to remove or re-apply spray foam yourself. Demilec two-part foam is applied by trained professionals using equipment that heats and pressurizes the material to specific temperatures. Getting it wrong means uneven coverage, off-ratio mixing, and foam that fails within months. The chemicals also require proper ventilation and PPE during application.

If you’ve found a small gap or separation, leave it alone and call us. We’ll tell you over the phone whether it sounds like a patch job or something bigger, and we’ll give you a straight answer before we ever schedule a visit. Call (619) 344-8538 and a person answers – 24 hours a day, seven days a week. No voicemail maze, no call-back window.
