Icynene Attic Air Sealing: The San Diego Owner’s Guide
If your Icynene attic air sealing has started to fail, we can replace or repair it, usually within 48 hours across San Diego. Most Icynene attic air sealing repairs and touch-ups in San Diego run between $450 and $1,800 depending on square footage, access difficulty, and whether we’re spot-sealing gaps or addressing larger open areas. Homeowners usually discover the problem the same way: a bedroom that won’t hold temperature, a utility bill that crept up without explanation, or visible gaps where the foam has pulled away from framing.
We stock Icynene-compatible open-cell and closed-cell foam on our trucks, along with the sealants and rigs to match your existing application. Woolsey Insulation San Diego is an independent insulation contractor, not a division of Icynene, but we work with their product line regularly and know how it behaves in Southern California attics after years of heat cycling. Glenn Hartley has seen enough Icynene jobs in San Diego to tell you within a few minutes whether you’re looking at a simple touch-up or a re-application.
Which Icynene Models This Applies To
Icynene’s current attic line includes Classic, Classic Max, ProSeal, and ProSeal LE, and the compatibility question depends on which one is in your attic. Classic and Classic Max are open-cell, half-pound foams that expand aggressively and are soft to the touch. ProSeal and ProSeal LE are closed-cell, two-pound foams that set up rigid. You can’t patch open-cell with closed-cell and expect it to bond properly – that’s the gotcha we see most often when a homeowner or a less experienced contractor tries a quick fix.
To identify what you have, look at the foam itself. Open-cell Icynene is spongy, lighter in color, and you can press a finger into it. Closed-cell is hard, yellowish, and has a dense, plastic-like surface. If you have the original install paperwork, the product name will be on the contract. If not, we can identify it in about sixty seconds on site. For most San Diego homes, we recommend staying with OEM Icynene material or a quality aftermarket equivalent with matching density and expansion specs. Cheaper generic foams don’t expand the same way, and in a hot attic, they can shrink within two or three summers.
Signs Your Icynene Attic Air Sealing Is Failing
- Foam pulling away from framing. In San Diego’s heat, foam can shrink slightly over time, especially if it was installed during unusually humid conditions. You’ll see gaps at the edges where foam meets rafters or top plates.
- A room that won’t hold temperature. If one upstairs bedroom is consistently five or six degrees warmer than the rest of the house, air-sealing failure in that section of the attic is the usual suspect.
- Higher cooling bills without a rate change. Attic air leaks force your AC to work harder. A sudden jump in summer bills that you can’t explain often traces back to a failed seal.
- Visible pest entry or droppings around foam. Rodents can chew through open-cell foam. If you see tunnels or nesting material in the foam, the air seal is compromised and needs removal and re-application.
- Dust or insulation particles in living spaces. When foam degrades or separates, air movement through the gap carries attic dust into your home. You’ll notice it on window sills and ceiling fans.

DIY or Call Us?
You can safely inspect your attic for visible gaps, foam separation, and signs of pests without calling anyone. That part is worth doing. What you shouldn’t do is attempt to re-spray Icynene foam yourself. The two-part chemical mix requires proper ratio control, temperature management, and protective equipment. Get the mix wrong and the foam won’t cure, or it’ll cure with the wrong density and fail within months. The chemicals also off-gas during application, which is something a homeowner shouldn’t breathe in without proper PPE and ventilation.
That said, there’s no pressure here. If you’ve looked at your attic and you’re not sure whether you have a real problem, call (619) 344-8538 and describe what you’re seeing. We’ll tell you honestly if it needs a fix or if you’re fine. If it does need work, we’ll schedule you and show up in the window we commit to by phone.
FAQs
Properly installed Icynene foam should last 20 to 30 years in a San Diego attic, assuming no pest damage or water intrusion. The failures we see locally are typically installation errors, not material breakdown. Call (619) 344-8538 if you suspect your seal is failing early – estimates are free.
In most cases, failed Icynene foam can be spot-repaired rather than fully replaced. We cut out the damaged or separated section, prep the surface, and re-apply matching foam. Full replacement is only necessary when the original installation was broadly defective or pests have compromised a large area.
Most spot repairs take two to four hours on site, including setup and cleanup. Larger re-sealing jobs can run a full day. We’ll give you a time window before we arrive, and we’ll leave the attic and any access areas cleaner than we found them.
Yes. Our trucks carry Icynene open-cell and closed-cell foam kits, along with compatible sealants for gap filling around penetrations. We also work with seven other insulation brands, including Owens Corning, Johns Manville, Knauf, Rockwool, CertainTeed, Demilec, and GreenFiber, and stock Reflectix for radiant barrier applications, so the material we use fits your existing system.
We answer the phone 24/7 with a live person, and in many San Diego neighborhoods we can be on site the same day for emergency air sealing failures. Call (619) 344-8538 and we’ll give you a straight answer on availability.
Good insulation shouldn’t be a mystery – it should just work, and you should understand why. If your Icynene attic air sealing isn’t doing its job, call us at (619) 344-8538 for a free estimate. We’ll show up, tell you exactly what’s going on, and put the price in writing before anything gets sprayed.
