Johns Manville Radiant Barrier Installation Nationwide

Johns Manville Radiant Barrier Installation: The San Diego Owner’s Guide

We stock and install Johns Manville-compatible radiant barrier systems throughout San Diego, and most installations run between $1,200 and $3,800 depending on roof deck square footage and attic access. Same-week scheduling is typical for us, and in many San Diego neighborhoods we can be out within 48 hours. The usual discovery path goes like this: an owner notices the upstairs bedrooms won’t cool below 78 degrees in August, climbs into the attic, and finds the radiant barrier sagging away from the roof deck, torn at the seams, or covered in dust that a previous crew never cleaned before install.

Radiant barrier works differently than most people expect. It isn’t a thick insulation product. Johns Manville radiant barrier is a thin, reflective material – typically aluminum foil laminated to a kraft paper or polyethylene substrate – that blocks radiant heat transfer rather than conductive heat. In San Diego’s climate, where attic temperatures routinely hit 140 degrees in summer, that matters more than you’d think. When it’s installed correctly, it reflects heat away from the living space. When it’s compromised, you feel it in the bedrooms directly beneath the roof.

Which Johns Manville Models This Applies To

Johns Manville’s radiant barrier line is narrower than their insulation catalog, but there are a few distinct products you might have in your attic. The most common is the single-sided foil barrier, which has a reflective face on one side and kraft paper on the back. There’s also a double-sided version, reflective on both faces, used more often in retrofit applications where the installer wants the option of facing either direction. The perforated variant matters more than most owners realize: those small holes allow moisture to pass through, which prevents condensation between the barrier and the roof deck. In San Diego’s marine layer zone – Point Loma, Ocean Beach, parts of La Jolla – a non-perforated barrier in the wrong place will trap moisture against the roof sheathing and eventually damage it.

Johns Manville doesn’t market a rigid board radiant barrier the way some competitors do. What they make is flexible, roll-form material. That’s an important distinction when you’re looking at replacement: if your attic has rigid panels, you don’t have Johns Manville radiant barrier, and you’ll want to verify the actual manufacturer before anyone quotes you. We run into this in San Diego attics constantly. Older homes in Clairemont and University Heights often had barrier installed by roofers during a re-roof, and the labels are gone or illegible. We identify by substrate weight, perforation pattern, and reflective face composition.

For OEM versus aftermarket: Johns Manville’s product is good, but it’s not the only game in town. We also stock Reflectix, which makes a comparable reflective insulation and radiant barrier product line. In many applications the performance is similar; what differs is substrate thickness, perforation density, and how well the product holds up to a poorly ventilated attic. We’re independent installers – not affiliated with Johns Manville – so our recommendation is based on what’s in your attic and what San Diego’s climate does to it, not on a supplier agreement.

Signs Your Johns Manville Radiant Barrier Installation Is Failing

  • Upstairs rooms run 10 to 15 degrees warmer than downstairs, even with the AC running. This is the classic symptom. Radiant barrier reflects heat before it ever reaches the insulation below it. If that reflective surface is torn, sagging, or coated in dust, the heat loads your insulation directly, and your AC fights a battle it wasn’t sized for.
  • The barrier is physically sagging or pulling away from the roof deck. This usually means the staples or fasteners gave out, or the installers stapled into the wrong framing member. We see this frequently in San Diego homes where the original installation was done by a roofer in a hurry. Once the barrier sags, it loses the air gap that makes it work. A radiant barrier needs that air space between the foil face and the roof deck. No gap, no reflection.
  • Tears and gaps along seams where the barrier was overlapped. Radiant heat finds every opening. Even a seam that’s separated by a few inches creates a heat channel straight down onto the insulation below. We’ve measured temperature differences across a seam that made the whole installation pointless.
  • A fine layer of dust or debris on the reflective face. This is the quiet killer. Reflective surfaces lose effectiveness as they get dirty. Over several years, a dusty attic and fluctuating temperatures can reduce the reflectivity of the foil face enough that your barrier becomes dead weight. If your home had open-cell or blown-in insulation installed after the barrier went up, that dust problem is worse.
  • Condensation staining on the roof deck or rafters. This points back to a non-perforated barrier in the wrong application. In San Diego’s coastal zones, trapped moisture shows up as dark water staining along the sheathing or rusted fasteners. It’s not always a failed barrier – sometimes it’s a barrier that worked too well at trapping what should have escaped.

Replacement Cost & What’s Included

In San Diego, you should expect to pay between $1,200 and $3,800 for a full radiant barrier replacement, with most existing attic installations landing near the lower half of that range. The variables are straightforward: attic square footage, roof pitch, how much of the old barrier has to be removed before the new one goes up, and whether your attic has any accessibility challenges – tight knee-wall spaces, odd framing, or existing insulation you’re trying to preserve.

Here’s what the range looks like in practice:

Typical San Diego Radiant Barrier Installation Costs

Scope Typical Installed Range
Small attic, partial retrofit (up to 800 sq ft roof deck) $1,200 – $1,800
Mid-size attic, full replacement (800 – 1,500 sq ft) $1,800 – $2,800
Large attic or complex roof geometry $2,800 – $3,800

Every quote we give includes removal and disposal of the failed material where it needs to come out, new Johns Manville or Reflectix barrier, fastening, seam overlap, and cleanup. We give you a written price before any work starts – that’s the way this company runs. The Kingswell Guarantee backs every installation: the job is priced in writing, we show up in the arrival window, we leave your attic cleaner than we found it, and the work is guaranteed in writing for 365 days. If it’s not right, we come back and fix it at no charge. That’s what “done right” means around here.

DIY or Call Us?

Radiant barrier isn’t the most dangerous thing in your attic – it’s not a garage door spring or an electrical panel. But it’s not a casual weekend project either. Working in a hot attic, on a ladder, reaching overhead to staple sheet material while balancing on joists is how people get hurt. We’d say this: if you want to inspect your barrier yourself, that’s reasonable. Get a good light, wear a dust mask, and look for the failure signs above. But the actual replacement? In a San Diego attic that hits 130 degrees by 10 a.m. in summer, it’s not worth the risk or the misery.

And the mistake we’ve seen too many times: an owner buys a roll of barrier at a home center, staples it up directly against the roof deck with no air gap, and wonders why nothing improved. Radiant barrier needs that air space to work. If you install it wrong, you’ve spent a weekend and several hundred dollars to achieve exactly nothing. If you’re on the fence, call (619) 344-8538 and talk it through with us. We’ll tell you the honest truth about whether your installation is worth saving or replacing. Estimates are free.
